Chapter 5 - The Woman in the Driveway

The woman who stepped from the car was sixty-five.
She had Henry Carter's eyes.
Brandon knew before anyone introduced her.
"Who is she?"
Evelyn didn't answer.
The woman entered after Samuel invited her in.
"My name is Joanna Carter."
Brandon stared.
"Carter?"
"Henry was my brother."
Claire gasped.
"Dad didn't have a sister."
Joanna smiled sadly.
"That's what you were told."
Evelyn sank into a chair.
The secret came apart slowly.
Henry had a younger half-sister.
After their father died, Joanna inherited a minority interest in several early Carter properties.
Years later, during a financial crisis, she signed documents allowing Henry temporary management authority.
Evelyn later claimed Joanna had surrendered her interests permanently.
Joanna disputed it.
The siblings stopped speaking.
Henry spent years trying to repair the damage.
Near the end of his life, he discovered that some old transfers had been mishandled.
"This house was one of them?" Brandon asked.
"Partly," Joanna said.
Samuel nodded.
"The land beneath the original structure came through the Carter family partnership."
Evelyn stood.
"This is ancient history."
"Then why did someone attempt to transfer the property this morning?" Daniel asked.
Evelyn said nothing.
Joanna looked toward Lily.
"So that's Henry's little chess partner."
Lily blinked.
"You knew about me?"
"Your grandfather sent me photographs."
That startled everyone.
"He and I started speaking again before he died."
Joanna smiled.
"He said you cheated at chess."
"I did not."
"He said you moved the horse backward."
"It's a knight."
Joanna laughed.
For the first time that day, Lily smiled.
The sound changed the room.
Rachel realized how long it had been since she'd heard her daughter laugh in Evelyn's house.
Joanna's smile faded when she noticed the candle.
"What's that?"
Lily held it up.
"My Christmas present."
Joanna read the tag.
Her expression hardened.
"Ah."
Evelyn snapped, "Don't."
Joanna looked at her.
"Still sorting people into categories, Evelyn?"
"You're trespassing."
"Actually, depending on what the title examiner decides, I may own part of the floor you're standing on."
Claire almost choked.
Samuel intervened before the argument escalated.
"The attempted transfer matters more."
He explained that someone had filed preliminary documents seeking to move the residence into an LLC.
If completed, the transfer might complicate the trust's control.
Brandon stared at his mother.
"Did you do this?"
"No."
"Then who?"
Evelyn looked toward the table.
Her phone was gone.
Rachel noticed first.
"Where's your phone?"
Evelyn checked her handbag.
Then her pockets.
"I don't know."
Madison spoke quietly.
"Grandma gave it to Uncle Peter earlier."
Every head turned.
Peter.
Evelyn's younger brother.
He had been at breakfast.
He wasn't in the room now.
Claire looked toward the driveway.
"His car is gone."
Daniel cursed under his breath.
Samuel immediately began making calls.
Evelyn seemed genuinely confused.
"Peter wouldn't."
Joanna laughed without humor.
"Peter absolutely would."
"What are you talking about?"
"He owes money."
"To whom?"
"Half the state, apparently."
Joanna explained that Peter had approached her months earlier seeking a loan.
She refused.
He mentioned that Evelyn would soon control valuable property outright.
Except Evelyn didn't.
Henry's trust prevented it.
Unless someone found a way around the title.
Brandon rubbed his forehead.
"So Peter tried to move the house?"
"We don't know," Samuel said.
Evelyn looked shaken.
"He told me he was helping update paperwork."
Daniel stared.
"You signed something."
It wasn't a question.
Evelyn looked away.
"What did you sign?" Samuel asked.
"Routine documents."
"Show me."
"I don't have them."
"Where are they?"
"Peter does."
Samuel closed his eyes.
The powerful matriarch who had spent the morning humiliating a seven-year-old now looked frightened because someone had used the same weakness she exploited in others.
Trust tied to control.
Control tied to money.
Rachel felt no satisfaction.
Only exhaustion.
Brandon approached his mother.
"Call him."
"He won't answer."
"Try."
Evelyn called.
Straight to voicemail.
Again.
Nothing.
Joanna looked at Samuel.
"Freeze anything you can."
"I'm already working on it."
Daniel made another call.
Claire began gathering the children.
Christmas had turned into a legal emergency.
But Lily remained beside Evelyn.
"Grandma?"
Evelyn looked down.
"Why did Grandpa have so many secrets?"
The question silenced her.
"I don't know."
"Did you have secrets too?"
Evelyn looked toward Brandon.
Then Rachel.
"Everyone does."
Lily considered that.
"My mom says secrets that protect surprises are different from secrets that hurt people."
Rachel felt every adult turn toward her.
She shrugged faintly.
"She's paraphrasing."
Joanna smiled.
Evelyn didn't.
Yet something in her face softened.
"You loved your grandfather very much, didn't you?"
Lily nodded.
"He smelled like peppermints."
Evelyn almost laughed.
"He did."
"And old books."
"He'd hate that description."
For thirty seconds, grandmother and granddaughter spoke without hostility.
It was the first genuine conversation Rachel had ever witnessed between them.
Then Samuel returned.
"The transfer has been temporarily blocked."
Everyone exhaled.
"But there's a complication."
Of course there was.
"What?" Brandon asked.
"The filing includes Evelyn's notarized signature."
Brandon stared at his mother.
She sat down.
"I thought I was signing an updated estate authorization."
"Who notarized it?"
"Peter brought someone."
Samuel's expression darkened.
"Do you remember the name?"
Evelyn shook her head.
Joanna walked toward the window.
"Peter always wanted what Henry had."
Brandon looked at her.
"Why?"
"Because Peter believed Henry stole the family business from him."
"Did he?"
"No."
Joanna turned.
"But Peter has spent forty years telling himself otherwise."
Evelyn suddenly looked toward the staircase.
"My safe."
"What?" Brandon asked.
She stood.
"The original property documents."
Samuel followed.
"Where are they?"
"Upstairs."
They hurried to Evelyn's study.
The wall safe stood behind a painting.
Evelyn entered the code.
Nothing.
She tried again.
Denied.
"Peter knows the code," she whispered.
Brandon stared.
"Why would you give him that?"
"He's my brother."
Joanna closed her eyes.
Evelyn tried an override.
The safe clicked.
The door opened.
Empty.
Except for one envelope.
Evelyn pulled it out.
Her name was written across the front.
Inside was a single note.
She read it.
Her hands began shaking.
Brandon took the paper.
There were only six words.
YOU ALWAYS SAID FAMILY OWED YOU.
Below them was an address.
Samuel recognized it.
"The old Carter warehouse."
Joanna went pale.
"That building is supposed to be empty."
Daniel looked through the window.
A police cruiser was turning into the driveway.
But before anyone could speak, Lily appeared at the study door holding something in her palm.
"Grandma?"
Evelyn turned.
Lily opened her hand.

The brass key Henry had given her was resting inside.
"I think Grandpa wanted us to go there."
